What dues cover
HOA fees fund shared expenses: exterior maintenance, common areas, landscaping, insurance on shared structures, amenities, and reserves for future repairs. In condominium buildings they may also include water, trash, and some utilities.
Special assessments
When reserves fall short of a major repair — a roof, elevators, a facade — the association can levy a special assessment on every owner. These can run into five figures and are not optional.
Documents to review before buying
Ask for the budget, reserve study, recent meeting minutes, insurance certificate, and history of dues increases and assessments. A thin reserve fund alongside an aging building is a predictable future cost.
